You select the books on the iPad? You must select the books under the topic library in iTunes, to the top. If you do not see this option, open iTunes Preferences and select Show: books on the General tab.
You can only change the title of book on the copy of iTunes and then sync the iPad.
If the books are not actually on the computer, and then try to click with the right button on the iPad and choosing transfer purchases. This may or may not put the books in the iTunes library. Added directly to iBook via e-mail books are always synchronize on the computer.
If they do not transfer back so you can edit them, and then remove books from iBooks on the iPad, and then add to iTunes on the computer. {You need the copy on your computer to do this, so if you removed it you may need to download again} Make the changes and synchronize back to the iPad.
You will find your book synchronization options on the tab books at the top of iTunes only when the iPad is connected and selected.
